Emergency Lighting Certificates


Landlord Safety Certificate can install new emergency lights and carry out regular emergency lighting testing. Fire /Smoke Alarm Testing, Inspection and Certification

A fire alarm certificate is a mandatory inspection and should be carried out in accordance with BS5839. These regulations are part of the fire detection and fire alarm systems for buildings; they cover design commissioning and maintenance.


Below is a guide to fire alarm inspections; these have been broken down into types of systems:


Grade A Fire Alarm system


Grade A fire alarm systems have the following requirements:


  • Smoke Detectors
  • Heat Detectors
  • Manual Call Points
  • Central Control Panel. Sounders
  • They are usually found in a commercial property, but can also be installed in homes

Grade D Fire Alarm System


A Grade D fire alarm system is usually interlinked smoke/Heat alarms, this system can be found in most domestic properties.

A full test of the fire alarm system should be carried out every 6 months. The test should be carried out by a competent person. The fire alarm test should be carried out in accordance with BS5839 part 1 section 6. Once the test is completed it should be put in the logbook. On completion of your fire alarm testing, you should receive a fire alarm certificate.


Tests Carried Out


All smoke and heat detectors will be tested for functionality. Bells and sounders will be operated and assessed to ensure that they provide sufficient sound levels in all areas. Fire panels, their batteries and all cable joints where accessible will be checked for integrity and functionality.

Landlord Electrical Safety Certificates (HMO)

Landlords Are Required by Law to Ensure:

  • That the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration.
  • That a House in Multiple Occupation (HMO) has a periodic inspection carried out on the property every five years. If your property is not an HMO, you are not legally obliged to do this. However, we recommend that a periodic inspection and test is carried out by a registered electrician on your rental properties at least every three to five years.
  • That any appliance provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law).
  • To meet these requirements a landlord will need to regularly carry out basic safety checks to ensure that the electrical installation and appliances are safe and working.
